Lucerne Grand V.A.L.U.E. Analysis
Lucerne Grand will preview from 18 September 2026, with sales bookings starting on 3 October 2026. The 570-unit development sits on Lakeside Drive, is directly linked to Lakeside MRT, and includes a commercial component, Lucerne Galleria, with a supermarket and F&B/retail uses. With the guide prices now announced, the project becomes much more interesting to assess properly rather than just through the usual "MRT + transformation" lens.

Valuation
Preliminary Grade
A-The announced starting prices are:
- 2-bedroom, 624 sq ft: from S$1.498 million
- 3-bedroom, 883 sq ft: from S$1.988 million
- 4-bedroom premium, 1,152 sq ft: from S$2.788 million
That works out to roughly S$2,401 psf, S$2,251 psf and S$2,420 psf respectively.
The 3-bedroom stands out. At under S$2 million and around S$2,250 psf based on guide price, it is the unit type that immediately catches my attention.
There is also some context from the land acquisition. CDL acquired the Lakeside Drive site for S$608 million, or about S$1,132 psf ppr.
But I would not grade Lucerne Grand simply because the land cost looks attractive. Buyers do not buy the developer's land cost — they buy at the final selling price.

The final V grade still depends on the actual stack, floor premium and final unit selection.
Area Transformation

ALucerne Grand sits close to Jurong Lake District, which CDL describes as Singapore's largest mixed-use business district outside the city centre. The broader Jurong precinct continues to evolve, and CDL itself is positioning Lucerne Grand as a project that can benefit from that ongoing transformation.
This matters because buyers are not just buying one condominium in isolation. They are buying into a larger Lakeside/Jurong growth story.
That said, transformation should not be treated as an automatic guarantee of price appreciation. It still has to translate into actual demand, employment, convenience and buyer interest over time.
"This is a genuine transformation story — but transformation still needs time to become value."
Lifestyle Demand
Preliminary Grade
ALifestyle is one of Lucerne Grand's clearest strengths.
The project is directly connected to Lakeside MRT, and Lakeside is only two stops from Jurong East MRT Interchange. Lucerne Galleria will also provide a supermarket and F&B/retail at the development itself. Jurong Lake Gardens is nearby, adding greenery and recreation to the daily-living proposition.
Nearby schools include Rulang Primary School, River Valley High School and NTU. CDL specifically names Rulang among the nearby academic institutions.
So the lifestyle case is not built only on future promises. The MRT, park environment, schools and established western amenities are already part of the location story.
"I don't give automatic A's just because there's an MRT. But MRT, greenery, schools and daily convenience together make a much stronger case."
Upside Catalysts

A-Lucerne Grand has several potential upside catalysts:
- continued Jurong Lake District development
- direct Lakeside MRT connectivity
- proximity to Jurong Lake Gardens
- commercial convenience within the project
- scarcity value of a new private project directly connected to an MRT in this part of the west
The real question is: How much of tomorrow's upside are buyers already paying for today?
That is why the guide pricing matters so much.
If attractive stacks can genuinely be secured close to the announced guide levels, the project may offer a better balance between current entry price and future growth than a project where buyers are already paying a very large transformation premium.
"Future upside is useful only if you are not overpaying for it today."
Exit Strategy

A-For exit, I always ask: Who is likely to buy this from me five or ten years later?
Lucerne Grand has a fairly broad future buyer pool:
- families who value MRT convenience
- west-side HDB and condo upgraders
- buyers who want to stay near Jurong East and JLD
- households attracted to Jurong Lake Gardens
- buyers who prefer integrated daily conveniences
- families who value proximity to Rulang Primary School
That last point matters. Rulang Primary is one of the nearby schools highlighted by CDL, and independent property listings also place it within 1 km of Lucerne Grand.
For family buyers, school proximity can be one more practical reason to shortlist a project, which may help support resale demand later.
The project's 570-unit scale is also meaningful. It is large enough to have presence and facilities, but not so large that future resale competition automatically becomes the dominant concern.
The factor I would continue monitoring is future private residential supply across the wider Jurong precinct, because transformation can create both demand and competition.
