What the work actually involves

I help buyers and owners make three major decisions: which new launch to choose, whether they can upgrade comfortably, and whether it is the right time to sell or right-size.

New-launch evaluation remains where I spend most of my analytical focus, though the same V.A.L.U.E method applies whether you are buying, upgrading or selling.

New-launch consultation and comparison

Every sales gallery says its project is the sensible one. Here they are compared on the same terms: pricing against recent nearby transactions, layout efficiency against quoted floor area, what the surrounding land is zoned for, who actually wants to live there, and the resale picture when you want out.

Each project is written up against the five V.A.L.U.E marks, including the marks it fails.

Who this is for: buyers weighing specific new launches who want the reasoning laid out before they book a unit.

  • Side-by-side pricing review against comparable transactions.
  • Layout and floor plan efficiency, unit by unit.
  • Location and surrounding development plans, sourced not assumed.
  • Named risks, written down rather than mentioned in passing.
  • Exit reading: who the next buyer is, and when.

Upgrading, right-sizing and sell-buy planning

This works in both directions: HDB owners moving up to a condominium or new launch, and condominium owners right-sizing back to an HDB or a smaller unit. We work through affordability, likely sale proceeds, CPF usage and refund, and the timing gap between selling and buying, then keep only the options those numbers support.

Who this is for: HDB households considering a condominium or new launch, and condominium owners considering right-sizing.

The Valuation and Exit Strategy marks carry most of the weight in this work.

Resale marketing and advisory

For HDB and condominium owners selling or restructuring: pricing based on what genuinely transacted, marketing matched to who actually buys your unit type, negotiation handled for you, and a transition plan between completion dates.

Who this is for: owners deciding whether to sell now, hold, or move into something different.

Lifestyle Demand and Area Transformation tell us who your buyer is and why they will pay.

Every service runs on the same rubric

The depth changes with the job. The five marks, and the order they are asked in, do not.

  • Valuation
  • Area Transformation
  • Lifestyle Demand
  • Upside Catalysts
  • Exit Strategy

Every service above is a full engagement. I do not hand over an analysis and step aside; I negotiate on your behalf, coordinate the paperwork and timeline, and see the transaction through to completion.

As with most property transactions in Singapore, my services are not charged as a separate upfront advisory fee. We discuss the specifics once I understand what you are trying to do.
