Good presentation does not always mean good reasoning. I check the numbers, plans, risks and exit potential before recommending a property.

In practice that means taking the pricing apart, checking the location against what is actually planned, gazetted or tendered, asking whether the unit suits how your household really lives, and looking at the exit before the entry.

You should sign because you understood the case, including the weak parts of it, not because a brochure was persuasive.
